IN DEVELOPMENT
Location: 552 E. 38th St, 616 E. Pershing Rd, Chicago, IL
As project leader, Brook designed one thirty-unit and one twenty-one-unit, multi-family three-story walk-up, double-loaded corridor residential building for the latest addition to the Oakwood Shores community. Each building includes Juliette balconies, alley access parking, and new landscaping, and there is a small playlot on the twenty-one-unit building site. Located on the former location of the Ida B. Wells, Madden Park, and Clarence Darrow Homes, when completed Oakwood Shores will have 3,000 units with a mix of rental and for sale housing.
The design of the two buildings evolved through a review of the existing surrounding buildings and a study of the area’s historical buildings. Feedback from the city and neighborhood community groups also shaped the design. The timeless and sophisticated detail of their facades will fit in nicely with the existing streetscape, evoking the traditional Chicago neighborhood quality.
The project team worked with multiple reviewing agencies and made sure that overlapping requirements for the project based on funding sources were continuously being tracked and maintained as the design developed.
Scheduled to be completed in 2024 for an estimated cost of $21million, the project will provide 51 new for-rent units that contain universal design features include 15 affordable and 15 accessible units.
