Brook collaborated with Fitzgerald Architect’s team to design a five-story building, fifty-eight unit apartment with ground floor commercial space. Brook prepared alternate schemes for the exterior envelope and designed interior space of residential units including the amenity spaces on ground floor.

The fifty-eight apartments are a mix of one-bedroom, two-bedroom, three-bedroom and live/work units. Amenity spaces will include a lobby, business and community space, and a management office. The $35 million project will offer market rate units and units set aside for low-income households, expanding the supply of mixed income housing options in the neighborhood.

Set to open in the fall of 2023, Park Station is a block from CTA’s Cottage Grove Green Line station and is the first property built under the Woodlawn Housing Preservation Ordinance. The City Council passed the ordinance in 2020 to address concerns about gentrification and displacement in the Woodlawn neighborhood.
